The last 18 months have seen tremendous changes in investment property financing. Atlanta investor mortgages are much harder to come by. The market for investment property financing beyond Freddie / Fannie has completely dried up. Investor loans today can be very confusing to even the more experienced borrowers. As an experienced property investor myself, I have a detailed understanding of the changing guidelines for investor mortgages. Because of the constantly changing mortgage landscape – new lenders, investment mortgage products, and other options, I have removed all of the details we used to provide in this section of our website.
General Guidelines on Atlanta Investment Mortgages (current through Fannie Mae Announcement 09-02)
- Full documentation of income is required
- Maximum number of financed properties is back to 10, subject to certain restrictions
- 720 minimum credit score
- 80% maximum LTV/CLTV (depending on property type)
- No history bankruptcy or foreclosure in the past 7 years.
- Rental income must be documented with two years tax returns.
- Borrowers required to sign form 4506 (which you can expect on ALL loans today).
- Reserve requirements vary depending on the number of financed properties owned (including your primary residence):
1-4 financed properties 0wned:
- 2 months of reserves on the subject property if it’s a second home.
- 6 months reserves on subj. property if it’s an investment property plus 2 months reserves on each other second home or investment property.
5-10 financed properties owned:
- 2 months of reserves on the subject property if it’s a second home.
- 6 months of reserves on the subject property if it’s an investment property plus 6 months reserves on each other financed second home or investment property.
Note: Freddie Mac’s guidelines are *currently* 6 months PITI.
